Design-Build is a very popular delivery method in commercial construction. This approach provides our clients with Nunnelly as a single point of contact which allows our teams to manage the entire process from an original concept to project completion. Our team would contract and manage qualified design and engineering partners as well as qualified subcontractors. This method provides a very collaborative and transparent process for our clients and also provides phasing opportunities with early release packages leading to time and cost savings.
The Construction Manager delivery method, also known as Construction Manager at Risk (CMAR), is a very valuable way to deliver a project. This method is a hybrid model between Design-Bid-Build and Design-Build. While the design team is contracted directly with our client, Nunnelly will work collaboratively with all parties to provide valuable preconstruction services including constructability analysis and real-time pricing to inform the design process helping to ensure the goals and budget for our client is met. This delivery method also provides an opportunity for early phased construction packages saving our client time and money.
The design-bid-build delivery method is common, and while the design team is under contract with the owner and has completed the design documents, Nunnelly still utilizes a collaborative team approach with our client and their design team. Whether the project is negotiated or a competitive sealed proposal, our firm has over a century of experience delivering design bid build projects on time and in budget. Under this approach, if the current economic conditions are favorable, our preconstruction team can provide cost savings analysis on the front end of the project to ensure that our clients are receiving the best value for their project.
